WHAT TO EXPECT WHEN BUILDING YOUR CUSTOM CONDO HOME

This historical building will be completely restored on the exterior and all mechanicals

and infrastructure will be modernized. 


As a buyer you are purchasing a 'core and shell' which means you are buying a buildable ready space with plumbing, electrical, and other such infrastructure run to your condo (this is known as the core) and a complete exterior (referred to as the shell).  Beyond purchasing the 'core and shell' you will work with an architect to design the layout of your home, a designer to choose your custom finishes and a contractor to build and finish the interior of your home. The interior build costs are not included in the cost of the 'core and shell' shown on this site. 

This project is being developed by Bost Development. We are life long residents of Pittsburgh and have a trusted network of partners you can leverage to complete the interior build your custom condominium home including our Architect, Designer and Contractor, however you are welcome to bring your own partners as well.

STEP 1 - SELECT A FLOORPLAN

You will determine what square footage suits your needs and work with our real estate agent to discuss what spaces are available in the Smithfield Custom Condo development.

Once you choose the specific space(s) you want, we will sign a Sales Agreement and you'll put a deposit down to contractually secure the spaces you select in the building.

Note:  See 'Estimating Interior Build Costs' below to learn more about how to estimate the interior build costs of your custom condo. Your Architect and Designer can work with you to help ensure you are staying within a budget that works for you.

STEP 2 - DESIGN YOUR CUSTOM CONDO

You will work with an Architect to create the layout and design of your condo.  We can recommend our Architect and Designer or you can bring your own. These partners will lead you through the layout and design process and help you select all of your finishes. The layout and design process will occur in steps over several months. You will begin with a rough plan and refine more and more overtime. The Architects and Designers will lead you every step of the way through this process.

You will contract directly with the Architect and Designer of your choice for the services they provide.  With that you will agree on an overall fee schedule. If you require financing to complete your custom condo, while you will likely pay for some architectural and design fees upfront, typically you can roll these costs into the overall  financing terms of your home.

STEP 3 - SELECT A CONTRACTOR

The contractor will be the person / company responsible to complete the interior build of your custom condo.  We can recommend our Contractor or you can bring your own to complete the build of your home. Your Contractor will work with your Architect and Designer to review your layout and design.  They will then provide you with the cost estimate and secure the necessary building permits for you.

You will sign a contract with the Contractor of your choice to align on pricing and and terms to complete the interior build of your custom condo. If you are financing the interior build of your custom condo you should ensure your bank agrees with terms you and your contractor outline prior to finalizing the contract.

STEP 4 - TIME TO BUILDOUT YOUR CONDO

Bost Development will deliver a completed 'Core and Shell' of your condo.


By this point you have completed your design and know all of the costs to complete the interior buildout of your custom condo in addition to purchasing the 'Core and Shell'.  If you require financing your loan can be structured to include the costs to purchase the 'Core and Shell', your design fees and buildout cost.  


You will first complete the purchase of the 'Core and Shell'. We will then turn over the keys to you and your team (Architect, Designer and Contractor) to work together to complete the interior buildout of your custom condo and finally move into your Dream Home!

ESTIMATING INTERIOR BUILD COSTS

As a buyer you are purchasing a 'core and shell' which means you are buying a buildable ready space with plumbing, electrical, and other such infrastructure run to your condo (this is known as the core) and a complete exterior (referred to as the shell). 


Beyond purchasing the 'core and shell' you will need to fund the interior build costs of your home.  You should expect ~$125 to $200 per square foot to achieve a luxury finish. 

This project is being developed by Bost Development. We are life long residents of Pittsburgh and have a trusted network of partners you can leverage to complete the interior build of your custom condominium home including our Architect, Designer and Contractor, however you are welcome to bring your own partners as well.

Example 1: All in cost of Option 1 -  1,775 sq foot unit

  • The 1,775 sq foot unit will cost an additional $220K to $350K to complete the interior build ($125 to $200 per square foot). 

  • This means the total cost of your home will be the base price of $727K as noted in the floor plan pricing plus $220K to $350K. 

  • With that said, you can expect a total cost of ~$947K to $1.1M once you have completed your 1,775 sq foot custom condo.

Example 2: All in cost of Option 2 - 2,374 sq foot unit 

  • The 2,374 sq foot unit will cost an additional $230K - $366K to complete the interior build ($125 to $200 per square foot of interior space only). 

  • These units include 540 sq feet of outdoor space which should not be included in your interior build calculation.  This means the total cost of your home will be the base price of ~$925K plus $230K to $367K. 

  • With that said, you can expect a total cost of ~$1.16M to ~$1.3M.

The ultimate cost depends on how you choose to complete your home to suit your needs and budget.
